Terms of your rental:
YOU ARE RENTING FOR THE DATES SPECIFIED ABOVE AND AGREE TO THE FOLLOWING:
BOOKING FEE:
A $25.00 non-refundable processing fee is automatically charged upon booking each reservation, this charge may be higher if paypal or credit card
fees are added.
CANCELLATION:
The amount of the deposit is forfeited if cancellation occurs less than 60 days from your arrival date unless we are able to rent the unit to another party. If the unit is rented, the deposit will be returned less a $250.00 fee. The entire amount charged for the vacation rental is forfeited if cancellation occurs less than two weeks prior to your arrival date unless we are able to rent the unit to another party during this two week period. Rent cannot be returned if you arrive late or leave early from your scheduled departure. So please schedule visiting dates carefully.
RIGHT TO CANCEL BY Ocean’s Breeze on Bay Vacation Rental: Ocean’s Breeze on Bay Vacation Rental has the right to cancel any reservation if the property is no longer available for rent or if it is deemed unsafe to rent.
MOVING GUESTS TO OTHER PROPERTIES:
Guests will be notified and given an opportunity to cancel if circumstances require that guests are to be moved to a different property.
SIGNED CONFIRMATION REQUIRED
Signed confirmation must be received within 5 days of booking or reservation is subject to cancellation. If booking a reservation within 5 days of arrival, confirmation must be received by our office within 72 hours prior to arrival or reservation may be cancelled. Please verify that dates/rates are correct before returning. Guest signing confirmation is responsible for all damage.
PAYMENT OF DEPOSIT:
The deposit is due within five days of the date your vacation rental is booked.
INVENTORY:
Unfortunately some people leave the rental with items that do not belong to them. Therefore we have taken a complete inventory of all items in the rental. This inventory is re-validated with each check out and after the cleaners have finished. If something is missing from the rental, the replacement cost WILL be deducted from the security deposit.
FULL PAYMENT:
Due two weeks prior to check-in Cash/Check accepted.
REFUNDABLE SECURITY DEPOSIT:
The security deposit will be returned to you in full ONLY if the home is left undamaged and you complete the housekeeping checklist given to you upon arrival.
All expenses incurred in repairing damages occurring during your stay will be charged to you plus a $25 processing fee. A $35 per hour, one hour minimum, fee will be charged to your deposit if dishes are not washed and put away, and trash bagged and put in appropriate containers outside. Deposits will be refunded within two
weeks of departure.
NON-REFUNDABLE CLEANING FEE:
Is charged for cleaning after guest departs. This is separate from the security deposit.
TRANSIENT TAX:
The City charges a 10% tax on the rent, cleaning fee and booking fee,
Tax rates are subject to change.
MAXIMUM OCCUPANCY:
If additional persons are found to be in the rental, guests must vacate the premises immediately and the guest will forfeit the entire rent and deposit. This policy is strictly enforced.
CHECK-IN/CHECK-OUT:
Check-in time is 3:00 P.M. Check -out time is 11:00 A.M. Keys will only be released to the responsible party unless advance arrangements have been made with Ocean’s Breeze on Bay Vacation Rental. Guest agrees that late check-outs are subject to an additional night's rent being charged automatically unless guest has prior authorization to stay later.
PETS:
Unless you have prior authorization, pets are not allowed in Ocean’s Breeze on Bay Vacation Rental property. If a pet is found to be at your rental property without prior authorization and the required pet security deposit on file, all guests and pet(s) will be required to vacate the premises immediately and guest will forfeit the entire rent and deposit. No exceptions will be made. This policy is strictly enforced
NO SMOKING:
Is allowed inside this home. Cost to remedy smoke odor or damage is automatically charged to guest.
TELEPHONES/CABLE/SATELLITE:
The vacation rental is equipped with a telephone, it is for local and emergency use only. Use your credit card or call collect. Any additional cable/satellite programming (i.e. "pay per view") available in home is not for guest use. Guest is responsible for ALL long distance calls and/or additional television programming appearing on the owner's bill during their stay plus a $25 service fee.
KEYS:
If you are planning on arriving after 5:00 P.M. or anytime on a weekend or holiday, please call ahead to make arrangements so we can leave the keys for you. If keys are not returned, there is a $50 key charge against your security deposit.
LINENS/PAPER GOODS:
All kitchen, bath and bed linens are provided as well as blankets and pillows. You are responsible for beach towels and beach blankets.
EQUIPMENT/APPLIANCES:
Each property is individually owned and furnished. Every effort is made to keep televisions, VCR's, coffee pots, washers, dryers, etc. in good working order, however, Ocean’s Breeze on Bay Vacation Rental does not guarantee that they will work properly during your stay. If a particular appliance, utensil, etc., is important to you, we suggest you bring it with you.
PARKING ORDINANCES:
Six vehicles are allowed to park onsite, in driveway and parkway. If both Ocean’s Breeze (front residence) and Suite Breeze (back residence) are occupied, Suite Breeze occupants must park on the front parkway while Ocean’s Breeze occupants must park in driveway. If the same guest party takes both Ocean’s and Suite Breeze they may park in driveway and parkway.
No RV homes can be parked on the premises without the permission of the owner.
